2- The purchasing an Elevation 3 condominium in 9 steps

Step 1- Visit

 

Our housing counselors will show you the various models offered. They will answer all of your questions and concerns to help you to make the best choice.

 

Step 2- Choose and reserve your condominium

 

After selecting your favorite unit, you can make a reservation of seven (7) days duration.

 

Step 3- Sign your contract

 

When you make an appointment with your advisor to sign the preliminary contract. The contract will contain the delivery date of your unit and the additional deposits required for purchase.

 

Step 4- Get a mortgage

 

Our counselors will put you in contact with our financial institutions, with whom we have negotiated reduced mortgage rates. You will get a mortgage approval (if applicable).

Step 5- Selection of final design elements

 

Our consultant or designer (if applicable) will contact you to customize your new condominium. He will assist you in selecting your choices for the type of floor, colors of your counters, cabinets, ceramics, etc.

 

Step 6- Fact sheet

 

Three to four weeks before the delivery of your unit, you will receive a letter or an email informing you of the steps to follow. You will then contact your notary and your mortgage advisor to provide the elements needed for the deed of sale.

Step 7- Inspection Visit

 

Shortly before the delivery of your condominium, your advisor will make the final visit of your unit. Adjustments (if any) are noted and the parties will sign the certificate of completion before going to the notary.

 

Step 8- Deed of Sale

 

The deed of sale may now be signed. The notary has made the necessary adjustments (municipal and school taxes, pension costs, condo fees) and you will receive the certificate proving ownership of a share of the building, your localization certificate, and your deed of sale.

You are now a proud owner of a new condominium built by Groupe Elevation 3 . You’ll get the key and can move in right away!

 

Step 9- After Sales services

 

Our Customer Service will be there to ensure your satisfaction and check that everything is in order.

3- Subsidies

 

Grant of $6,500 to $10,000

 

The Home Ownership Program provides financial assistance to help first-time buyers purchase affordable housing in Montreal. The maximum purchase prices for a new affordable housing are $180,000 (taxes included) for households without children and $235,000 (or less) for households with at least one child under 18 years of age at the time of the purchase, see ville.montreal.qc.ca. 4- RRSP

 

The Home Buyer's Plan (HBP) is a program that allows you to withdraw up to $ 20 000 out of your Registered Retirement Savings Plan (RRSP) to buy or build a qualifying home, (20, 000$ each co-owner if necessary).
